A growing luxury property market in Mallorca is looking to the island's interior

The luxury market is said to have grown by over eleven per cent in 2025

According to the 2025–2026 Luxury Residential Market Evolution and Trends Report from valuers Tecnitasa, the high-end residential market, while by no means abandoning favoured coastal areas such as those of Andratx and Calvia, is shifting towards Mallorca's interior. Binissalem, Bunyola, Sencelles are among the municipalities where there is growth in a market with properties priced at between three and five million euros.

The company attributes this to a change in purchaser preferences, placing priority on quietness, scenery and authenticity. It emphasises that value in the luxury market cannot be measured solely in traditional terms. "Factors such as the uniqueness or location are decisive and require a much more qualitative analysis than with conventional residential properties."

Technitasa says the luxury property market in the Balearics grew by over eleven per cent in 2025. In Mallorca, Esporles heads the ranking of municipalities with the highest average value of luxury properties - over €10 million.

After Esporles come Pollença (€9.5m); Soller (€8.6m); Andratx (€7.9m); Bunyola (€7.4m); Estellencs (€7.3m); Deià (€7m); Palma (€6.7m); Calvia (€6.4m); and Manacor (€6.2m). The buyer profile is predominantly European, especially from Germany, the Nordic countries, and the UK, with increasing interest from buyers in the US and eastern Europe.

Further growth of the market does face limitations, because of a scarcity of properties, planning issues, and discrepancies between market value and appraisals. In addition, there is social and territorial pressure. Nevertheless, the report concludes that Mallorca and the Balearics have consolidated their position as one of the strongest luxury residential markets in southern Europe.
