The Mallorca municipality where two-thirds of homes for sale cost one million euros or more

The average price of a home in Calvia is 1.81 million euros, the third highest price in the whole of Spain behind Benahavis (Malaga) and Santa Eulalia (Ibiza) at 2.22 million and 2.20 million euros, respectively.

On the Idealista property website this week are 2,683 houses and apartments for sale in Calvia, around 15% of all homes in Mallorca that are listed. Six cost €15 million or more. Over the past couple of weeks, two have sold. In Portals Nous and Bendinat, they were both on the market for just under 30 million. The most expensive currently for sale is in Sol de Mallorca - 25 million.

Natalia Bueno, formerly of the API estate agents association, says Calvia has long been one of the island's municipalities with the most expensive average prices. "It's large, with some super-luxurious areas and others not so much, but there's increasingly less supply for the working class.

"Although Calvia Town Hall has upped its game with social housing, hardly any developments are being built for the middle class. All new construction is luxury, but we'll have to find somewhere to accommodate the people who work in the area. In the 1990s, hotel workers could buy a studio with their seasonal earnings; now, any studio costs over €150,000."

Calvia's population dipped below 50,000 a few years ago, but it is now well over the 50,000 mark. "The population is increasing, but the little construction being done is for the luxury sector. Construction companies build for this high-end sector to make the numbers work, because the price of a plot of land in the area is around a million euros."

Currently, 45 homes valued at €8 million or more and 1,790 properties priced at €1 million or more are listed on the Idealista website - 66.7% of the total number of properties for sale in Calvia. 2,431 are priced at €500,000 or more.
