What foreign buyers in Mallorca want - a home gym and office

Sales activity for properties of between one and five million euros

Daniel Arenas, president of the ABINI association of national and international real estate agencies in the Balearics, says there was an increase in sales to foreign buyers in Mallorca in October. This contrasted with the first half of 2025, when there was a fall of almost seven per cent in sales, and which had followed a downward trend in 2024.

October may have been a one-off, reasons given for a decline in sales being a shortage of properties and prices; even some foreign buyers have been put off by high prices in the Balearics.

This said, Arenas points to sales activity for properties of between one and five million euros. Palma, Andratx and Calvia continue to be the preferred locations, with inland municipalities such as Alaro, Binissalem and Santa Maria gaining in popularity.

He says buyers are looking for properties that are ready to move into and so don't require renovation. "And they want houses with gyms, offices, and larger walk-in closets." Foreign buyers are increasingly less likely to be looking for holiday homes. They want permanent homes and ones where they can work remotely.

Houses with gardens are also in demand, a requirement that was especially apparent during the pandemic, when foreign buying in Mallorca reached something of a peak.
