House prices in Mallorca and across the Balearics have continued to go through the roof this year and accessible housing is at the root of the protests against government tourism policy. And while one of the most expensive houses in Spain has just gone on the market in Mallorca for the best part of 30 million euros, Amazon may have come up with the answer to Mallorca’s housing crisis.
The on-line shopping platform is offering a ready-to-move-in prefabricated home offering up to four bedrooms, priced at under €7,000 – €6,887 to be exact. Best of all, it can be assembled in less than ten minutes, with no construction work or complications, and it can be installed even on the most challenging terrain, reports property experts idealista.
Available in several sizes – 14, 21, and 28 m² – this prefabricated home can be tailored to suit any need, whether as a second residence, office or permanent home. Its structure, made from high-strength steel and fire-resistant insulated panels, ensures durability, resistance to wind and rain and protection against corrosion.
Amazon’s home store is one of the more popular destinations to source tiny homes, with tons of models to choose from, including luxury two-story options and cozy minimalist styles. Most recently, a mini mansion-inspired tiny house was listed that has luxury beach villa touches like a two-story design, six bedrooms, and terrace.
Tiny houses are increasing in popularity, unlocking a new, affordable pathway to owning a lake house, mountain retreat, or beach cottage. Amazon is a hot spot for these prefabricated houses, with two-story homes, quaint cabins, and more options available at the retailer. However, Balearic housing rules and regulations could be the stumbling block.
But, the Balearics recorded a total of 846 sales transactions in August 2025, which is 9.5% less than in the same month last year, although the price per square metre stood at €4,103, a 20.1% year-on-year increase. These are some of the data extracted from the statistics provided by the General Council of Notaries in the eighth month of the year, which makes the Balearics the second region with the largest drop in transactions and the third with the largest increase in prices.
In fact, the Balearics is the region of Spain with the most expensive square metre, well ahead of the price in the Community of Madrid (€2,993/m²) and Catalonia (€2,868/m²). A total of 457 loans were granted for these home purchases, 10.5% less than a year ago - the second largest decrease - although the average amount rose by 3.9% to almost €250,000. Of all these home purchases, 684 were flats and 182 were single-family homes.
The average surface area of the homes sold fell by 0.3% in the Balearics to 119 m². The same report also details the evolution of company formations in August, with a total of 250 being set up in the Balearics, 179 of which had capital of between €3,000 and €4,000. This figure makes the Balearics the fourth region with the highest growth in company formations in August, with 19.1% more than a year ago. The average capital of the companies formed is €11,108, which is 69.6% more than a year ago.
