Four municipalities in the Balearic Islands, along with Zarautz in Guipúzcoa, have emerged as Spain's most expensive locations for property purchases, according to the '2025 Urban Indicators' statistics released today by the National Statistics Institute (INE).
The analysis, covering 429 municipalities with populations exceeding 20,000 residents, reveals that Sant Josep de Sa Talaia and Zarautz are the only locations commanding prices above 5,000 euros per square metre, with rates of 5,847 euros and 5,593 euros respectively.
Following closely behind are three other Balearic locations: Santa Eulària des Riu (Ibiza) at 5,061 euros per square metre, Calvia (Mallorca) at 5,040 euros per square metre, and Ibiza town at 4,708 euros per square metre. San Sebastián (Guipúzcoa) ranks sixth at £4,569 per square metre.
Property market contrasts
At the opposite end of the spectrum, the most affordable municipalities are Puertollano (Ciudad Real) at 479 euros per square metre, Almendralejo (Badajoz) at 499 euros per square metre, and Villena (Alicante) at 518 euros per square metre.
Highest rental costs
The statistics also highlight significant variations in rental prices across Spain. Pozuelo de Alarcón (Madrid) leads with average monthly rents of 972 euros, followed by Sant Cugat del Vallès (Barcelona) at 933 euros, and Majadahonda (Madrid) at 882 euros.
Urban analysis
In larger cities with populations exceeding 250,000, Madrid and Barcelona dominate the premium rental market, accounting for 94 of the top 100 most expensive neighbourhoods. The highest rents are found in Madrid's Recoletos district (1,603€), Barcelona's Pedralbes (1,602€), and Madrid's Castellana neighbourhood (1,466€).
