According to the Idealista property website, in August there was a 90-square-metre home in Arta priced at €283,680. This was over 100,000 euros less than the average price in the Balearics - €396,573 - but still well above the national average of €226,226. These were figures that the College of Registrars gave in their report for the second quarter of 2025.
The price of the Arta home corresponded with the average price per square metre in the municipality. While this average makes homes more affordable than in many parts of Mallorca, especially in some coastal areas, there has been a year-on-year rise of more than thirteen per cent. Comparative affordability has led to increased interest, and this in turn has been pushing the price up.
Arta is a good hour's drive from Palma. Transport connections have been an issue for years, hence the repeated moves towards reviving the railway to Manacor, which would give rail transport all the way to Palma. For now, the Balearic Government doesn't view this line as being a priority: Palma to Llucmajor/Campos and Sa Pobla to Alcudia are.
Nevertheless, Arta is an attractive place to live. Much of the municipality falls within the Llevant Nature Park, while for a coastal municipality it has relatively little tourism. There has never been much coastal development, which can at least partly be explained by its geography. Colonia Sant Pere, which isn't large and so nothing like other resorts on the Bay of Alcudia, is the only real coastal centre.
Comparatively affordable for now, but for how much longer?
