The Balearic Government wants the option to be able build public housing on rustic land without it being adjacent to or even within urban areas.
This would allow the Ibavi housing agency to build homes in the countryside away from urban centres so long as certain conditions are met. One would be connection to the road network.
This proposal is among amendments that the Partido Popular have submitted to the strategic projects law and which is one of the most significant in terms of urban planning. It would change the controversial strategic residential projects law that was passed just six months ago and expand the possibilities for development in rural areas. However, it is being stressed that this would only be for public housing managed by Ibavi.
At present, strategic residential projects can only be on developable land adjacent to an urban area in so-called transition zones. The PP (and therefore the government) are now looking at expanding the possibilities for building to rural land and to where it would no longer be necessary for the land to be adjacent to urban centres.
These residential projects would also be permitted on developable land designated for general tourist use, provided that all resulting homes are subject to some form of public protection. This would eliminate future buildings for tourism purposes and replace them with housing for residents.
