Advertised on the Idealista property website is a 25-metre garden shed. It is on a rural property in the Palma area of Sa Casa Blanca. This shed has one bedroom. It can be rented for €900 a month.
The advert explains that it is some 200 metres from the main property, where the owners live. It is for one person only - "no couples, no pets".
From a planning perspective, José Miguel Artieda, president of the API estate agencies association, very much doubts that it is legal. "A wooden shed is a building. Two dwellings are not permitted on a rustic property."
He believes an energy certificate for the shed is fake. "It says 'A' but it's incomplete and is only for super-efficient buildings." A wooden shed in a garden cannot in any event be considered energy efficient.
Artieda also doubts that it has a certificate of habitability, "which is mandatory according to Balearic housing law, so it would violate planning, industry, and housing regulations".
