Tourist rental prices for this autumn have plummeted in the Balearic Islands, according to a report published by the holiday rental portal Holidu. In Mallorca specifically, the average price of a holiday let in August was 293 euros per night; by October it had fallen to 192 euros, a drop of 34 per cent. The decline is even steeper on the other islands. In Ibiza, prices have fallen from 404 to 237 euros — 41 per cent less — while in Menorca they have dropped by 55 per cent, down to 140 euros.
The Holidu report also highlights that in Mallorca the most affordable region is the east. Here, accommodation costs 167 euros per night in October, around a third less than in summer. The north shows the greatest savings, with a 43 per cent reduction and an average price of 184 euros per night.
Top autumn destinations in the Balearics
Holidu has also analysed international search data to identify the most in-demand autumn destinations in the Balearic Islands, with Palma topping the list. In October, the average nightly price is 250 euros, 22 per cent less than in summer. Alcudia takes second place, with a saving of 44 per cent. Formentera ranks third, with a 59 per cent drop in prices compared with the high season. Pollensa (−44 per cent) and Ibiza Town (−43 per cent) also show significant decreases.
In the case of Soller, the drop has been more moderate, at 15 per cent. Holidu attributes this “possibly to its location in the Serra de Tramuntana, which makes the town a popular hiking destination in autumn”.
More bookings this year
Elena Short, Holidu’s director in the Balearic Islands, points out that “in the survey, 39 per cent of hosts said they expect more bookings this autumn and winter compared with last year”. However, nearly half anticipate stable figures.
Short emphasises that “many already recognise the potential of the low season and are responding with attractive offers and flexible conditions. The deep discounts in autumn are a clear incentive for many travellers, especially those booking last minute and seeking peace and quiet”.
43 per cent rent all year round
In a survey conducted by Holidu, 43 per cent of hosts in the Balearic Islands said they rent out their properties year-round, not just in summer. Some 71 per cent adjust prices or offer discounts for longer stays in the low season; 18 per cent expand availability in their calendars; 8 per cent provide more flexible cancellation policies and adaptable booking options; and only 5 per cent actively target remote workers or digital nomads.
