Under the Council of Majorca's PIAT plan for intervention in tourism areas, an indefinite stop is to be put to there being more land for development. The plan classifies various zones in certain municipalities as "residential areas Type 2", which basically means that they are for second homes. In these zones, it will not be possible for new land (defined as urban or for development) to be used for residential or for tourism purposes or for a mix of the two.
Alphabetically by municipality, these are: Alcudia (Barcares, Bonaire, Mal Pas); Andratx (Puerto Andratx); Arta (Betlem, Colonia Sant Pere, S'Estanyol); Calvia (Nova Santa Ponsa, Sol de Mallorca); Campos (Sa Rapita, Ses Covetes); Capdepera (Costa Canyamel); Llucmajor (Cala Pi, Es Pas, S'Estanyol, Son Bieló, Vallgornera); Manacor (Cala Murada); Pollensa (Formentor); Santa Margalida (Son Serra de Marina); Santanyi (Cala Llombards, Son Móger); Son Servera (Costa dels Pins).
One particularly controversial development is covered by this. The hotel planned for Sa Rapita near to Es Trenc beach would be prevented; it more or less has been anyway.
The thinking behind the classification is to prevent further "touristification" of parts of Majorca which are traditionally areas for Majorcans' second homes. The Council wishes to preserve the identity of these places by preventing development, but it is not applying restrictions on the use of existing properties as holiday rentals.
