Holiday flat can cost as much as 2´500 euros a month

RENTING a holiday flat in Majorca in the high season can cost as much as 2'500 euros a month, according to José Oliver Roca, president of the College of Real Estate Agents.

He added that the cost of a holiday flat in high season can range from 1'800 to 2'500 euros a month, while a villa can cost between 6'000 and 12'000 euros, depending on the situation and category. Various real estate agents confirmed the figures.

The same sourcse said that demand and prices had been stable in recent years, although the offer is growing in some areas such as Pollensa. This is forcing down prices in some areas.

Real estate agents in the Calvia area said that the demand for seasonal rentals was falling, and fewer agencies were handling these operations. Mariano Ogazon, spokesman for the real estate agents in the area, said more and more agencies are now handling these rentals as a complement to their main activity.

He said that a two bedroom flat with community swimming pool and air conditioning costs between 1'800 and 2'000 euros in August.
As to villas with pools, the average is around 6'000 euros, although it varies depending on the state of the property. One of the dearest areas is Pollensa, and the clients are mainly Spanish in the high season, from Madrid, and to a lesser extent, Catalonia, with high purchasing power.

Real estate agents in the area said that a two bedroom flat with air conditioning can cost 4'500 eurs a month in high season, although it is more usual to rent by the week. A well situated chalet in the port area can cost 6'750 euros a month.

Prices in Alcudia, where clients are mainly Spanish and German, are similar with an apartment in Alcanada or the port costing 950 euros a week, and between 750 and 812 euros a week in Cala Sant Vicente.

A chalet in Alcanda costs around 1'500 euros a week, the sources said yesterday.
